Bengaluru, Mar 09: SarjapurAttibele Road is rapidly emerging as one of Bengaluru’s most closely watched real estate corridors. Backed by the city’s tech-led expansion and a fresh wave of infrastructure development, the stretch is gradually shedding its image as a peripheral connector. The belt from Sarjapur Police Station to the Attibele junction is increasingly being seen as a micro market with strong long-term potential.

Bengaluru continues to be among India’s most active housing markets, with nearly 2.49 lakh homes launched and nearly 2.41 lakh sold between 2022 and 2025, finds data from ANAROCK Research. Prices have also seen a notable uptick, rising about 63% between 2022-end and 2025-end. Within this broader momentum, SarjapurAttibele benefits from its location on State Highway 35, offering seamless access to major employment hubs such as Electronic City, Whitefield, the Outer Ring Road, and Sarjapur Road.

Connectivity to NH 44, NICE Road, and key routes through Dommasandra and Chandapura has made daily travel far more manageable for professionals working across the city’s tech and industrial clusters. ANAROCK Research data shows that SarjapurAttibele has seen total new launches of nearly 17,100 units between 2022 and 2025 with highest yearly launch of over 7,530 units in year 2022 alone.

“As established industrial hubs moving towards saturation, the Karnataka Industrial Areas Development Board’s planned 647-acre industrial park between Sarjapur and Attibele is set to unlock fresh land supply and employment opportunities,” he adds.

Infra Tracks Development

Physical and social infrastructure upgrades are keeping pace with this growth. Key upcoming projects such as the Satellite Town Ring Road, the Peripheral Ring Road, and the 23-km Namma Metro extension towards Bommasandra, Attibele and Hosur are expected to substantially improve connectivity and decongest traffic across the southern arc. In additions, a proposed greenfield airport near Hosur, just 20–30 km away, is further poised to strengthen regional linkages.

Social Infrastructure

On the social infrastructure front, the corridor is anchored by reputed schools, universities, and hospitals, even as a gap in large-format retail nearer Attibele is gradually being bridged by upcoming malls and high-street developments.

For homebuyers and investors, the evolution is clear; the market has moved from plotted developments to villas and now increasingly to apartments, supported by rising demand and relatively affordable entry prices.

Weighted average apartment prices in the broader SarjapurAttibele belt are projected to rise from about INR 7,800 per sq. ft. in 2025 to nearly INR 9,730 per sq. ft. by 2028, underlining expectations of healthy capital appreciation. With leading developers consolidating their presence, SarjapurAttibele Road is fast cementing its status as Bengaluru’s next growth frontier.

“If we consider price trends in previous years, average residential prices here stood at approx. INR 4,568 per sq. ft. in 2022 which increased to INR 7,800 per sq. ft. in 2025-end, thereby rising by a whopping 71% in the period,” says Dr. Thakur.
