Marking a major paradigm shift in India’s urban and economic landscape, Bhubaneswar has emerged as one of the country’s prime growth corridors. According to the latest joint report by the Confederation of Indian Industry (CII) and Knight Frank India titled “India’s Next Real Estate Markets,” Tier-2 and Tier-3 cities are fast outperforming major metropolitan regions.
The report highlights that across 11 high-potential emerging cities—including Bhubaneswar, Bhopal, Indore, Jaipur, Lucknow, and Coimbatore—residential property prices registered a Compound Annual Growth Rate (CAGR) of 8% between 2016 and 2026. This growth is double the 4% CAGR recorded across India’s top eight major metro markets over the same period, signaling a profound decentralization of economic activity and real estate demand.
Bhubaneswar has anchored its position firmly on the national real estate map, registering a competitive residential price band of ₹6,550 to ₹8,550 per sq. ft. Backed by progressive state policies, robust infrastructure development, a thriving MSME ecosystem, and a steady influx of high-quality talent, the temple city is witnessing an unprecedented transition.
Weighing in on the phenomenal transformation of emerging markets like Bhubaneswar, Mr. Rajesh Agarwal, Director, Oriom Group shared his perspective, “The CII-Knight Frank report validates what developers on the ground have witnessed over the last few years—the epicenter of India’s growth story is shifting decisively towards Tier-2 cities. Bhubaneswar, with its exceptional blend of modern infrastructure, rapid urbanization, and a high quality of life, has evolved into a mature and highly sought-after real estate destination. Homebuyers and investors today are looking beyond traditional metros, drawn to cities that offer sustainable growth, higher value appreciation, and robust economic drivers. At Oriom Group, we are thrilled to be part of this structural transformation through Oriom Realty, delivering world-class residential and commercial spaces that match the aspirations of a progressive Bhubaneswar.”
The local real estate brokers and property consultants in Bhubaneswar report an unprecedented surge in consumer demand, driven heavily by end-users and non-resident Odias (NROs). According to local market experts, “The high-growth corridors in Bhubaneswar have seen a massive uptick in inquiries and transactions over the past few quarters. Buyers are increasingly favoring gated communities equipped with modern amenities and green open spaces, leading to faster inventory absorption and healthy capital appreciation across both mid-range and luxury segments.”
Crucially, the CII-Knight Frank India report points out that commercial and industrial footprints are expanding concurrently with housing. In the warehousing and logistics segment, key Tier-2 cities recorded 11.2 million sq. ft. of lease transactions. Together with cities like Lucknow, Jaipur, Nagpur, Indore, and Coimbatore, Bhubaneswar played a pivotal role, contributing to nearly half (5.3 million sq. ft.) of the total warehousing transactions across key Tier-2 markets. Enhanced multi-modal connectivity and strategic investments are turning Bhubaneswar into eastern India’s preferred hub for commerce and supply chain management.
Driven by a massive push in government capital expenditure which saw infrastructure’s share rising from 39% in FY15 to 55% in FY26 and an expansive public-private partnership (PPP) pipeline, emerging urban centers are building strong foundations for future economic output.
As India charts its course toward a projected $5.8 trillion real estate output by 2047, cities like Bhubaneswar are expected to spearhead this expansion, absorbing a substantial share of national housing, retail, and commercial demand. With a burgeoning young population, robust consumption patterns, and proactive urban planning, Bhubaneswar’s real estate market is transitioning from an emerging alternative to a primary engine of India’s economic future.
