New Delhi, Sep 23: Gurugram’s luxury housing market has scaled new heights, driven by a growing emphasis on the quality of life offered to residents. Developers are witnessing a sharp rise in demand for premium addresses from affluent buyers and are responding with a new generation of high-rise residential towers that promise not only panoramic views and luxurious interiors, but also expansive living spaces, wellness-focused amenities and hospitality-inspired experiences.
The city’s skyline is rapidly evolving. Gurugram’s skyline is increasingly being defined by residential developments that rise well beyond the conventional mid-rise format, with vertical luxury projects emerging across key corridors including Southern Peripheral Road, Golf Course Road, Golf Course Extension Road and Dwarka Expressway. The emergence of such projects reflects a broader shift in buyer preferences. Luxury today is no longer defined solely by location or apartment size, but increasingly by the overall quality of life a project offers.
Developers say today’s homebuyers are looking for residences that combine privacy, exclusivity and convenience within integrated communities. Sky lounges, rooftop leisure decks, wellness centres, concierge services, business lounges, landscaped podiums, sports facilities and smart home technologies are becoming increasingly important components of premium residential developments.
The trend is visible across a number of recent luxury residential developments in Gurugram, including Tulip Melrose, SOBHA Crescent, Oberoi Realty Three Sixty West, Signature Global Titanium SPR, Signature Global Cloverdale SPR, Max Estates’ Estate 360 and Tonino Lamborghini. A close look at their locations shows that many of these projects are concentrated along SPR, Golf Course Extension Road and Dwarka Expressway, reinforcing the emergence of these corridors as important luxury residential destinations.
The recent market data released by various credible agencies further underscores this changing landscape. Gurugram’s luxury real estate market had a strong year in 2025. According to a joint report by CRE Matrix and India Sotheby’s International Realty, homes priced at ₹10 crore and above recorded ₹24,120 crore in total sales, the highest annual transaction value achieved by any Indian city in this segment. The city also recorded the sale of 1,494 ultra-luxury homes, highlighting the depth of demand at the top end of the market.
One significant aspect of the report is buyers’ preference for larger homes. A total of 1,092 transactions were recorded for residences measuring 4,000 to 6,000 sq ft, representing 54% of the total transaction value, while homes larger than 8,000 sq ft contributed 22% by value. With the average home size approaching 5,000 sq ft, buyers are increasingly prioritising space, comfort and lifestyle alongside location.

Tulip Melrose on Southern Peripheral Road is envisioned as one of the tallest residential developments along the corridor. One of its distinguishing features is that its four towers connect at the top to create a Sky Terrace, an elevated recreational and community space offering expansive views of Gurugram. The rooftop is planned to feature amenities including an infinity pool and outdoor terrace seating, offering residents spaces to relax, socialise and enjoy the skyline.
The shift is also visible in the growing emphasis on integrated lifestyle ecosystems within luxury residential developments. Max Estates’ Estate 360 on Dwarka Expressway, for instance, combines a high-rise residential format with wellness, recreation and community-oriented amenities, reflecting the growing emphasis on integrated lifestyle ecosystems.

This supports the emergence of multiple premium micro-markets across Gurugram rather than concentrating demand in a few traditional luxury addresses.”
“We are also seeing a greater emphasis on integrated communities and the quality of the surrounding ecosystem, with homebuyers increasingly evaluating residential offerings through the lens of convenience, wellness, social infrastructure and long-term liveability. This is reshaping premium housing demand across the NCR,” Lall added.
Industry observers say infrastructure development is playing an equally important role in shaping the city’s luxury housing landscape. The continued expansion of Southern Peripheral Road, the operationalisation of Dwarka Expressway, improved connectivity along Golf Course Extension Road and proposed metro links are enhancing the appeal of emerging micro-markets and encouraging developers to launch larger and more ambitious luxury projects.
For developers, building taller towers is no longer just about maximising land utilisation. With taller towers, buyers today are demanding destination developments that offer exclusivity, convenience and a global standard of living. For buyers, the appeal lies in communities that combine spacious homes with wellness, recreation, technology and open green spaces under one address.
The luxury housing market in Gurugram continues to attract leading professionals, business owners and foreign investors.
