Bengaluru, August 27th, 2026: iUSTUS, a new Bengaluru-focused real estate venture founded by Pawan Sawhney and Santosh Soni, is bringing together over four decades of combined experience across real estate private equity and development.
The founders have been involved in major real estate developments spanning over 7 million sq ft and bring experience from both the investment and operating sides of the business. iUSTUS has a pipeline of around 2.5 million sq ft across South and East Bengaluru, covering residential and commercial developments.
The venture is being built with a focus on professional execution, disciplined capital deployment, quality, transparency and long-term value creation. Its approach is to be selective about projects and locations, with an emphasis on development fundamentals rather than growth for scale alone.

Mr. Sawhney has previously been Partner at a Private Equity Fund and MD & CEO of Address Maker. He is an IIT Bombay and Oxford alumnus and has experience across real estate investment and development.

Over the next five years, iUSTUS aims to establish a significant development platform in Bengaluru, building a curated portfolio across residential and commercial real estate before evaluating opportunities in other markets.
