Sahibabad, July 8: Anand Habitat has announced the redevelopment of the Sahibabad Bus Terminal in Ghaziabad under the Public-Private Partnership model in collaboration with the Uttar Pradesh State Road Transport Corporation. The redevelopment project aims to transform the existing Terminal into an integrated transit-oriented destination combining modern transport infrastructure with large-scale commercial development.
The redevelopment is expected to play a major role in the ongoing transformation of Sahibabad into a key multimodal transport and infrastructure corridor within NCR. Strategically located near the Delhi–Meerut RRTS / Namo Bharat corridor, NH-9 and the Delhi–Meerut Expressway, industrial freight movement, and metro access, the terminal sits at the center of one of the region’s fastest-growing connectivity zones.
Unlike conventional bus terminals, the Sahibabad redevelopment is being envisioned as an integrated urban infrastructure hub . The project aligns with Uttar Pradesh’s broader modern bus terminal modernization initiative aimed at upgrading public transport infrastructure with airport-style commuter facilities and integrated commercial ecosystems.
Spread across approximately 16 acres, the project will include the redevelopment of a hi-tech bus terminal with parking for 150 buses, alongside 15,000 sq. mtr. of commercial space, a lifestyle destination designed to serve commuters, residents, businesses, and visitors across the NCR region.
ANAND HABITAT will maintain the project for 35 years and has been allotted a 90-year license to manage the commercial space.

With its combination of transport integration, retail infrastructure, and commercial development, the project is expected to contribute significantly to Sahibabad’s emergence as a major urban and commercial gateway connecting East Delhi, Noida, Ghaziabad, and western Uttar Pradesh.
