Apr 29: The Executive Centre (TEC), a premium flexible workspace provider, has announced a significant expansion across Mumbai and Pune, adding approximately 90,000 sq. ft. of premium workspace to its portfolio across the two cities. The move strengthens TEC’s presence in two of India’s most active office markets and reflects growing demand from global and domestic enterprises for high-performance, flexible office solutions.

In Mumbai, TEC will launch two new centres across prime commercial locations, one centre at One BKC, Level 12, offering approx. 380 workstations across approximately 35,000 sq. ft. This will be followed by another centre at Raheja Tower, Level 3, spanning approximately 22,000 sq. ft. with approx. 240 workstations.

In Pune, TEC will be opening its centre at Panchshil Business Park, East Tower A, Level 8. The centre will span approximately 32,000 sq. ft. and house approx. 390 workstations, catering to the city’s growing demand for premium flexible workspace solutions.

These expansions come at a time when businesses are increasingly moving beyond traditional office formats in favour of agile, experience-led workplaces that offer flexibility, scalability and operational efficiency. TEC centres are designed to support this shift, offering state-of-the-art private offices, premium amenities such as collaborative breakout areas, meeting rooms, fully equipped barista bars, wellness rooms, private phone booths and business amenities designed as per international standards.

According to a Colliers report, Mumbai and Pune continued to see steady demand momentum, with Mumbai recording approximately 9.5 million sq. ft. of office demand in 2025 and Pune at approximately 7.8 million sq. ft. Demand in both markets is expected to remain stable in 2026. Flexible workspaces continue to be a key growth driver, accounting for 18% of Grade A leasing in 2025 and projected to exceed 20% share in the near term, reflecting the growing adoption of agile, flex workplace strategies.
